FirstService Williams NJ Caps ‘09 with 20 Percent Market Share

--Garden State Office Leasing Totals Exceed Expectations in Unprecedented Market--

Including one of the Garden State’s largest office transactions of the year, FirstService Williams New Jersey captured 20 percent of all office leasing in 2009 for Central and Northern New Jersey, ending the year with a flurry of activity that has continued into 2010.

Lead by the 320,282-square-foot Broadridge Financial Solutions renewal at 2 Journal Square in Jersey City, FirstService Williams exceeded its 2009 transaction expectations in one of the most challenging markets of the past century. “I am extremely proud of our accomplishments,” said Jeff Schotz, Executive Managing Officer, FirstService Williams. “In a year when the market was not working in our favor, our sales professionals delivered tremendous client service. Challenging environments can bring out the best in dedicated professionals. Our focus now is to have an even better 2010.”

Among other prominent transactions in 2009, FirstService Williams:

· Represented Breeze-Eastern Corporation in its 10-year, 116,246-square-foot office and industrial lease at 35 Melanie Lane in Whippany. Breeze-Eastern is a publicly traded company and the world’s leading supplier of electric and hydraulic rescue hoist systems for helicopters.

Represented landlord Alfred Sanzari Enterprises at 500 Frank W. Burr Boulevard in Teaneck. Cognizant Technology Solutions Corporation signed a long-term 71,846-square-foot expansion there.

· Arranged a 67,531-square-foot office lease on behalf of landlord RXR Realty at One University Square, Princeton’s premier office facility. Otsuka America Pharmaceutical Inc. will occupy the entire top floor as its U.S. headquarters, and will take possession in early 2010.

· Represented landlord SK Properties, which signed GAIN Capital Holdings Inc. to a long-term, 45,000-square-foot lease at its Bedminster One office facility in Bedminster, NJ.

· Arranged a 42,518-square-foot extension at 400 Atrium Drive in Somerset, N.J., on behalf of Hanover Insurance Group. Jones Lang LaSalle is the landlord.

· Represented Kings Super Markets, Inc. in its 40,787-square-foot renewal at 700 Lanidex Plaza in Parsippany, N.J. Ivy Equity is the landlord.

· Arranged a 36,776-square-foot expansion for Nice Systems Inc. at 301 Route 17 North in Rutherford, N.J. Onyx Equities is the landlord.

· Arranged a 31,800-square-foot lease on behalf of Scion Companies at 89 Twin Rivers Drive in Hightstown, N.J. NexMed (USA), Inc. is the landlord.

In addition, developer Hartz Mountain recognized FirstService Williams with its top industrial and office leasing awards of 2009 for the Broadridge Financial Solutions and Breeze-Eastern leases, respectively.
