Heritage at Chesterfield New Luxury Townhome Community Offers Incredible Value - Remaining Homes Are Selling Quickly


Award-winning homebuilder American Properties Realty is proud to announce the incredible value being offered at Heritage at Chesterfield, its luxury town home community in the desirable northern Burlington County community of Chesterfield, N.J.

Prices for the spacious town homes at Heritage at Chesterfield start at $359,990 for 2,400 square feet of living space including four bedrooms, two and one-half baths, full basement and one-car garage.

Another major selling point is fee simple ownership, meaning that the buyer owns the property on which the town home sits, Csik said. By contrast, in the condominium form of ownership, the property is held commonly by the condominium association. Fee-simple ownership provides an advantage to the buyer because there are no fees for the maintenance of the building's exterior.

With fee-simple ownership, buyers are responsible for maintaining their own individual properties as opposed to being charged condominium association maintenance fees that are often costly because of the need to maintain a reserve for multiple repairs and other unforeseeable financial expenditures. Most buyers also prefer the satisfaction of owning the land around their home to use for relaxation as well as for entertaining guests.

"The advantages of fee-simple ownership as opposed to traditional condominium ownership are overwhelming," Csik added. "In addition to lower costs, fee-simple ownership gives buyers the feeling that they truly possess their property instead of being a tenant, which is incredibly valuable in today's market."

The monthly payment for a four-bedroom town home with two and one-half baths, a full basement and a one-car garage would be $2,213 with 10 percent down. The payment includes property taxes of approximately $6,000 a year. With 20 percent down, the monthly payment would run even less -- about $2,013, including property taxes. These payments are based on a 30-year fixed mortgage at the current rate of 5.875 percent.

The location of Heritage at Chesterfield also boasts highly rated schools, proximity to quaint downtown Bordentown and easy access to Routes 130, 206, 195, 295, the New Jersey Turnpike and the RiverLine Light Rail, as well as the PATCO, NJ Transit and Amtrak train stations.

At the third light, turn right onto Crosswicks Street/Route 528 and proceed for 1.3 miles. Turn left on to Bordentown-Crosswicks Road/Route 672 and proceed for .7 miles. Turn right onto Colemantown Drive. The sales center is on the left.

Proceed for 2.4 miles and take Exit 5A to Route130 South toward Bordentown for 5.7 miles. Proceed in the far right lane for approximately .8 miles to the jughandle for Crosswicks-Bordentown/Chesterfield Road/Route 528. After crossing over Route 130, proceed for approximately 1.3 miles and turn left onto Bordentown-Crosswicks Road/Route 672. Continue for .7 miles and turn right at Colemantown Drive into Heritage at Chesterfield. The sales center is located on the left at 12 Marlton Lane.
