NAI James E. Hanson, a leading New Jersey-based commercial real estate firm, announced today that it has been appointed the exclusive sales agent for two retail properties, which total 18,070 square feet and are located at 1707-1721 and 1734-1744 Springfield Avenue in Maplewood, New Jersey. NAI Hanson's Tom Ryan, senior vice president, along with Greg Reid and Rob Borny, both sales associates, will be marketing this former car dealership and half-acre adjoining lot on behalf of the owner, Horner Holdings LLC
"These properties are well located in Essex County, the second most densely populated area in New Jersey, which is home to many global companies, corporate office parks, retail malls and factories," stated Ryan. "In addition to the convenient location and attractive pricing package that we are able to offer prospective buyers, the amenities at these facilities - such as the good visibility, sign frontage and the abundance of parking - should help to further attract potential buyers to this listing. Ultimately, we believe that these properties would be perfect for a small retail operation, commercial warehousing facility or an expanding company in the Tri-State area."
The second property that NAI Hanson is marketing is situated across the street from the auto dealership at 1734-1744 Springfield Avenue. This parcel sits on .46-acres of land, with available amenities such as, visibility, which includes a 202' frontage on Springfield Avenue, 80 free surface parking spaces with 2 curb cut spots, as well as great accessibility to the area's major roadways.
Both spaces are located in Essex County, which is conveniently situated just 20 miles west of New York City, and are within minutes of New Jersey Transit's Maplewood train station, which provides service to New York City on the Morris County Line. In addition, these properties are also convenient to a number of area restaurants and retail establishments including Voro Restaurant, Lorena's and the Livingston Mall.
"Spanning across more than one acre of land, these two assets represent a tremendous investment opportunity for the right buyer to capitalize on competitively priced properties that are well-situated in a prime retail and/or commercial submarket," commented Borny. "We are excited about finding the right buyer for this property and we look forward to continued opportunities of this kind in the future."
