- 100 and 600 Campus Drive in Florham Park, N.J., are recognized for superior energy performance, making them among the most efficient buildings in the U.S. -
On behalf of KBS Real Estate Investment Trust II (KBS REIT II), CB Richard Ellis, New Jersey’s largest commercial real estate brokerage firm, is pleased to announce that it has recently earned the prestigious ENERGY STAR® designation in recognition for its excellence in providing superior energy efficient property management services at two of its office facilities,
located at 100 and 600 Campus Drive in Florham Park, New Jersey. CBRE’s Sr. Real Estate Manager, Thomas Lynch, and Real Estate Manager, Jodi Giglio, are responsible for the development, implementation and maintenance of the property management efforts at both of these locations, as well as four other office buildings located in Park Avenue at Morris County and 120 Mountain View Boulevard, for KBS REIT II.
“As a national symbol for energy efficiency in America, earning an ENERGY STAR label is a great accomplishment and something that is not easily achieved,” stated Lynch. “We are honored to be selected to receive this prestigious designation in recognition for our excellence in environmentally sound and energy efficient office management and we are proud of our accomplishments.”
Initially established in 1992 by the US Environmental Protection Agency (EPA), ENERGY STAR is a joint program of the U.S. Environmental Protection Agency and the U.S. Department of Energy, which is designed to help protect the environment through energy efficient products and practices. To be eligible for this award, a building must score in the top 25 percent based on EPA's National Energy Performance Rating System. To determine the performance of a facility, EPA compares energy use among other, similar types of facilities on a scale of 1-100, and buildings that achieve a score of 75 or higher become eligible for the ENERGY STAR designation. In earning the ENERGY STAR designation, 100 and 600 Campus Drive are now both identifiable as being among the most efficient buildings in the nation, having met the strict energy performance standards set by EPA by using less energy, operating costs and fewer greenhouse gas emissions than other buildings of similar size and scope.
Owned by KBS REIT II, 100 and 600 Campus Drive are situated within Park Avenue at Morris County, the New York Tri-State region’s preeminent suburban office park, which consists of six Class A office buildings totaling 1,123,545 square feet set on a picturesque 136± acre site. Developed between 1989 and 1999, Park Avenue’s unparalleled reputation is confirmed by its unmatched “best in class” mix of tenants, headquarter-quality construction and finishes, a comprehensive amenity package and a prime commuter location, which is conveniently accessible from the Convent Station train depot that is situated only two miles from the property. Together, these features rank this office park not only as Metropolitan New York’s top office park asset but also as one of the finest in the nation.
“Achieving an ENERGY STAR rating at these facilities, which are recognized as being among the most prestigious office properties in the Tri-State area, required a dedicated team of professionals that are knowledgeable and skilled in instituting sustainable programs within commercial buildings,” commented Helen Samuelson, Director of Asset Services at CBRE. “At CBRE, we remain dedicated to assisting property owners and occupiers with implementing energy efficiency programs at the buildings we manage around the world, such as the ones employed at these properties.”
In addition to this initiative, CBRE has instituted a wide range of sustainability programs across the U.S., including the establishment of the Green Knights, a nationwide team of sustainability advocates within the company’s Asset Services team, which has more than 100 participants. Additionally, 400 CBRE professionals have received formal LEED (Leadership in Energy and Environmental Design®) accreditation, indicating their leadership in the U.S. Green Building Council’s LEED program, the nationally accepted benchmark for the design, construction and operation of high performance green buildings, which signifies an advanced depth of knowledge in green building practices, and work in every major market in the Americas, as well as in Asia-Pacific and EMEA. They also represent nearly every service CBRE offers, including project management, asset services, brokerage, development, facilities management, technical services, global corporate services, research and valuation. In addition to the LEED® program, thousands of CBRE professionals have participated in advanced sustainability and energy practice training in the commercial real estate service industry’s most robust company-wide educational program. More than 2,000 CBRE professionals have attended BOMA BEEP (Building Owners and Managers Association’s Energy Efficiency Program), a comprehensive training for overall energy and sustainability.
