Program Saves Seniors Time and Money During Transition to Independent Living
Heritage Pointe of Teaneck has introduced a three-prong program to help seniors interested in moving to the full-service rental retirement community to take immediate occupancy and sell their homes. The program features a deferred payment plan, which allows seniors to move to Heritage Pointe while their homes are still on the market. Under the arrangement, new residents can pay half of their rent each month and defer the remaining 50 percent until they sell their houses.
In addition, the program includes the option to use a referred home staging professional and to work with a network of realtors familiar with the community who can offer advice to seniors about marketing their homes.
“Listing a home at the right price can help many seniors obtain a sale in record time,” stated Donna Zayat, executive director at Heritage Pointe of Teaneck. “During the process, seniors also can begin their new lives at Heritage Pointe carefree for less by taking advantage of the new payment plan while their properties are still on the market.”
In addition, Heritage Pointe has joined with BCM Home Staging to help residents with the sales process. The goal of staging is to place a home in its best showcase condition for open houses. This includes removing clutter and creating an ambiance that allows buyers to picture themselves living in the house.
“In a competitive market, it is especially important to ensure a house has ‘curb appeal’ and is desirable to today’s buyers,” stated Barbara Cluck-Miksits, ASP, IAHSP, owner of BCM. “Most seniors do not have to worry about mortgage payments so they can benefit the most from professional staging as the payback is pure profit.” In addition to helping with the staging of the home for sale, BCM can also plan and setup the senior’s new home at Heritage Pointe.
Tips for Selling
As most homebuyers are looking for new appliances and a clean palette to visualize the house becoming their home, a few simple changes can go a long way toward the sale.
“Many older adults have lived in the same house for close to 30 years,” added Cluck-Miksits. “Younger buyers are seeking a different look. Updating the wallpaper or re-painting the walls can totally change a room.”
Cluck-Miksits also suggests removing rugs and rebuffing hardwood floors underneath to add “a great deal of value” back into the property. Hiring a staging professional at the start of the sale also can prevent long weeks that the house stays on the market or the possibility of a drop in the sale price.
By working with the realtor community, Heritage Pointe ensures seniors have the best chance of receiving a fair price for their property. “Realtors know what price comparable homes are selling for and can advise seniors on what it takes to get the house sold,” stated Maria Rini, a Broker-Associate with RE/MAX Real Estate, who has worked with Heritage Pointe since before her father moved there last year.
“Moving to an independent living community is a life transition,” Zayat said. “Our residents can have their meals prepared for them in the dining room, or continue to make their favorite recipes in their own apartment. They have more time to socialize and live a lifestyle free of home and yard maintenance. It’s all about choices. Our goal is to make the relocation and transition as smooth as possible.”
Heritage Pointe of Teaneck is located at 600 Frank W. Burr Boulevard, near Route 4 just off of Interstates 80 and 95. The community offers spacious apartments, distinctive amenities, and fine dining for active retirees.
