One Of World's Largest Providers Of Kidney Dialysis Services Signs Lease In Woodland Park, N.J.

NAI James E. Hanson, a leading New Jersey-based commercial real estate firm, today announced that Fresenius Vascular Care, LLC, one of the largest dialysis services providers in the world, has signed a 10,600-square-foot, long-term lease at Passaic Valley Medical Center. The company, which recently acquired American Access Care, will use the space for a vascular access center.


Located at 1225 McBride Avenue in Woodland Park, N.J., Passaic Valley Medical Center is a two-story, 185,000-square-foot facility that is also home to a surgical center, an orthopedic surgeon, a heart and vascular group, a dialysis center, a neurology group and many more to come.
The arrival of Fresenius will contribute to property owner 1225 McBride Avenue, LLC’s vision of creating a “one-stop shopping” scenario for patients who seek convenient access to various high-quality doctors and healthcare providers — a “medical mall“ so to speak.
The NAI Hanson team of Associate Vice President Darren Lizzack and Sales Associate Cheryl Bozzelli represented 1225 McBride Avenue, LLC, in the transaction. Cassidy Turley Commercial Real Estate Services, Inc., represented the tenant.
“Passaic Valley Medical Center is newly renovated with high-end finishes and ample parking, leading to an increased amount of interest from doctors and healthcare providers,” Lizzack said. “The property also has new investors and new management, which are affording any new tenant the ability to complete a custom build-out of their space.”
Situated on approximately 12 acres in desirable Passaic County, Passaic Valley Medical Center is approximately five miles away from St. Joseph’s Regional Medical Center in Paterson, and is conveniently located within a minute of routes 46 and 80, and minutes from the Garden State Parkway. The George Washington Bridge and the Lincoln tunnel are just 15 minutes away. For those who utilize public transit, a New Jersey Transit bus stop is located at the front of the building, and the train station is within five minutes.
