Transaction Leaves Just 51,015 Square Feet Available in Light Industrial Complex. Matrix Development Group, one of the Northeast’s most active and well-regarded real estate investment and development companies, announced that it has signed a 132,410-square-foot lease at Perth Amboy Business Park, a 450,000-square-feet industrial complex it owns in partnership with Morgan Stanley.
Bunzl Northeast, a national distributor of outsourced food products, disposable supplies and cleaning and safety products, signed a seven-year lease and was represented by Cassidy Turley’s Jonathan B. Tesser, SIOR, Senior Vice President, Principal; and Mark T. Sonnenberg, SIOR, CCIM, Principal, Director of Industrial Sales and Leasing.
The space features approximately 8,000 square feet of office space, a 32-foot clear height in the warehouse, 23 loading dock positions with nine-foot by ten-foot door openings, seven-foot by eight-foot manual dock levelers, one 12-foot by 14-foot drive-in door and 30 battery-charging stations. The site also features 71 parking spaces for cars as well as 24 trailer parking spaces.
Matrix’s Perth Amboy Business Park consists of two, state-of-the-art distribution and light industrial facilities totaling 450,000 square feet on 26 acres of land. The complex is less than one-half mile from Route 440 and close to main road arteries such as Routes 287, 1 and 9, the New Jersey Turnpike and the Garden State Parkway. The site also offers outstanding proximity to Port Newark/Port Elizabeth.

The remaining suite in the complex is 51,015 square feet with an office area of 800 square feet. The warehouse has a 32-foot clear height and there are eight loading dock positions with nine-foot-by-ten-foot door openings, and seven-feet-by-eight-feet manual dock levelers. The site has four battery-charging stations and 19 parking spaces for cars.
